Heritage Listed Luxury Apartment Building

With a building that had a heritage listed curved steel roof structure and a builder with a brief to deliver luxury apartments within the structure, Ash Passive Fire Solutions undertook the task of designing a fire rated system that would be able to expand and contract with the existing steel structure yet maintain the integrity of the fire rated walls that separated the units.

Not only did Ash Passive Fire Solutions come up with the design, we also worked in conjunction with engineers and the Principal Certifying Authority to ensure the installation performed as it was designed to and allowed movement in an otherwise immovable fire wall.

Fire Door Installation & Certification

Ensuring all fire doors met AS 1851 standards for optimal fire compartmentalisation.

Inspection & Compliance Audits

Conducting thorough inspections to verify compliance with NCC and AS 1530 regulations.

Ongoing Maintenance & Futureproofing

Establishing baseline data to facilitate long-term fire safety management.

Project Challenges

This project lasted approximately 4 months and was worth over $500,000

On the back of these works we were also engaged to carry out several other problematic areas including

Fire rating the exposed services for which we designed an in-wall fire rated system
Exhaust plenums that were required to hold specific volumes of air yet had to be 2hr fire rated
Travel under the unit floors as the area of construction was across the old entry and exit ramps of a car park.

Ash Passive Fire Solutions remains a trusted partner in delivering fire protection for aged care and retirement communities.
